Elyria’s humid climate, with 36 inches of annual rainfall and up to 50 inches of snow, creates significant challenges for crawl spaces. High humidity levels (75–84%) and lake-effect weather from nearby Lake Erie contribute to moisture buildup, mold growth, and structural damage. Many Elyria homes, built around the 1960s, lack modern moisture control, increasing vulnerability. At Pro Crawlspace Repair, we offer tailored solutions to protect your home’s foundation, improve air quality, and enhance energy efficiency.

I can’t begin to explain the high level of service I received last night. To give the back story, we sold our house and needed some work done after the inspection. We needed some water pumped out and a new pump in our crawl space. Matt took my call at 5:30 PM at night and took the time to listen to the entirety of my issue. He made it clear he understood that timing was important as the issue could hold up/kill our deal. He told us he’d be there by 7:30 and he showed up on time and immediately got to work pumping. After pumping the water he went down and determined the pump was dead and we needed a replacement. By 10:00 pm the pump was replaced, I was hooked up to the wifi and could see all the statuses and had a full understanding of how it worked. He was kind enough to check around to see if we had other issues and let us know if we needed anything else done. He even took pictures and a video to share with our buyers to give some piece of mind and could potentially save the deal. I can say for certain I’ve never felt more relieved. I called 6 other places. 5 of which didn’t answer and I got sent to voicemail and 1 other who said I’d receive a call to schedule and never did. It was an incredible experience and would highly recommend and already have recommended him to family for some work they need done. If I ever need anything in the future he will be the first call.

Signs of moisture include water and moisture damage, musty smells, mold spores, mildew, sagging floors, and cracks in your foundation walls. These can show there might be problems in your crawl space.
Crawl space piers stabilize your foundation by evenly distributing weight, preventing sagging floors and structural damage. Made of concrete or steel, they’re ideal for homes with shifting soil. Proper installation eliminates creaking floors, sagging areas, and issues like cracked walls or misaligned doors.
Crawl space problems can harm your home’s health. They can lower indoor air quality. This can lead to mold and mildew growth. It can also weaken the structure of your home and reduce energy efficiency.
The time it takes can change based on how big and complex the project is. Usually, it can take a couple of days up to a week. During your meeting, we will give you a clear timeline and set realistic expectations for completion time and the expected level of disruption.
Yes, any time there is a dirt floor under your home, a vapor barrier prevents mold, mildew, pests, and other problems.
To keep your crawl space dry and healthy, a quality vapor barrier is essential for full encapsulation. This barrier prevents moisture from the ground, safeguarding your home from damage and mold. A properly installed vapor barrier can enhance your home’s energy efficiency.
A good crawl space moisture barrier that is installed correctly can last for a long time, sometimes over ten years. How long it lasts depends on the materials used, the environment, and how well you maintain your home.
Elyria’s climate can challenge your crawl space in these ways:
– **High humidity** from Lake Erie causes dampness, leading to mold and rot.
– **Heavy rain and snow** from lake effect weather can seep into your crawl space.
– **Cold winters** may freeze pipes and create condensation.
– **Seasonal temperature shifts** stress crawl space materials over time.
**Solutions:**
– Seal with a vapor barrier.
– Insulate pipes and walls.
– Use a dehumidifier.
– Inspect regularly.
