Lakewood, OH, nestled along the shores of Lake Erie, experiences a humid continental climate with significant precipitation, averaging 36.5 inches of rainfall annually and frequent lake-effect snow in winter . The city’s high humidity levels, often peaking at 76% or above, combined with its proximity to Lake Erie, create ideal conditions for moisture buildup in crawl spaces. Lakewood’s housing stock, with over 12,700 one- or two-family homes, includes many historic properties built before 1940, featuring crawl spaces or basements that lack modern moisture barriers. These older homes, cherished for their Craftsman and Colonial Revival architecture, are particularly susceptible to water intrusion, mold growth, and wood rot. Winter freeze-thaw cycles exacerbate the problem by causing soil shifts that can crack foundations, allowing moisture to seep in. Since up to 50% of your home’s air originates from the crawl space, a neglected crawl space can compromise indoor air quality, leading to health concerns like allergies or respiratory issues. Crawl space repair is vital to preserve Lakewood’s historic homes, enhance energy efficiency, and maintain a healthy living environment.
At Pro Crawlspace Repair, we focus on restoring your crawl space to a dry, stable condition, tackling moisture and structural issues prevalent in Lakewood’s humid climate and older homes. Our crawl space repair services address problems like mold, water damage, and weakened supports, ensuring your home remains safe and comfortable. For additional moisture protection, we offer complementary services like sump pumps and dehumidifiers, customized to your needs.
Our crawl space repair process includes:

Crawl Space Insulation: Boost energy efficiency with moisture-resistant spray foam or rigid foam insulation.

Sagging Floors or Sticking Doors: Indicate structural damage, common in older Lakewood properties.
Rising Energy Bills: Stem from moisture issues, increasing heating costs in Lakewood’s cold winters.

I can’t begin to explain the high level of service I received last night. To give the back story, we sold our house and needed some work done after the inspection. We needed some water pumped out and a new pump in our crawl space. Matt took my call at 5:30 PM at night and took the time to listen to the entirety of my issue. He made it clear he understood that timing was important as the issue could hold up/kill our deal. He told us he’d be there by 7:30 and he showed up on time and immediately got to work pumping. After pumping the water he went down and determined the pump was dead and we needed a replacement. By 10:00 pm the pump was replaced, I was hooked up to the wifi and could see all the statuses and had a full understanding of how it worked. He was kind enough to check around to see if we had other issues and let us know if we needed anything else done. He even took pictures and a video to share with our buyers to give some piece of mind and could potentially save the deal. I can say for certain I’ve never felt more relieved. I called 6 other places. 5 of which didn’t answer and I got sent to voicemail and 1 other who said I’d receive a call to schedule and never did. It was an incredible experience and would highly recommend and already have recommended him to family for some work they need done. If I ever need anything in the future he will be the first call.

Yes, any time there is a dirt floor under your home, a vapor barrier prevents mold, mildew, pests, and other problems.
To keep your crawl space dry and healthy, a quality vapor barrier is essential for full encapsulation. This barrier prevents moisture from the ground, safeguarding your home from damage and mold. A properly installed vapor barrier can enhance your home’s energy efficiency.
A good crawl space moisture barrier that is installed correctly can last for a long time, sometimes over ten years. How long it lasts depends on the materials used, the environment, and how well you maintain your home.
