Egress windows are critical for Bay Village homes, especially in basements used as living spaces. Here’s why they’re essential:
Safety Compliance: Bay Village building codes require egress windows in basement bedrooms for safe emergency exits, per Ohio’s Residential Code (RCO 310.1).
Flood-Prone Climate: With 38 inches of annual rain and 45 inches of snow, Bay Village’s clay-rich soil and direct Lake Erie shoreline increase basement flooding risks, making durable egress windows vital for water resistance.
Older Homes: Many pre-1950 homes in areas like the Bay Village Historic District lack proper egress, posing safety risks and limiting usability.
Property Value: Egress windows boost home value by up to 10% in Bay Village’s housing market, adding functional living space.
At Pro Crawlspace Repair, we offer comprehensive egress window solutions compliant with Bay Village building codes, including installation and repair, customized for your home’s needs.
We install high-quality egress windows that meet Bay Village’s safety and aesthetic standards. Our process includes:
Assessment: Evaluating your basement’s layout, foundation, and soil type to design a code-compliant egress window system.
Excavation: Digging a window well outside the basement, ensuring proper drainage to handle Bay Village’s heavy rainfall.
Installation: Fitting energy-efficient, durable windows (e.g., vinyl or fiberglass) with secure well covers and ladders for safety.
Sealing: Applying waterproof seals to prevent leaks, critical in Bay Village’s humid climate.
Inspection: Verifying compliance with RCO 310.1 (minimum 5.7 sq. ft. opening, 24″ height, 20″ width) and testing functionality.
For existing egress windows, we provide expert repairs to maintain safety and performance. Common fixes include:
Diagnosis: Inspecting for leaks, cracks, or damaged frames, common in Bay Village’s freeze-thaw cycles.
Seal Replacement: Reapplying waterproof seals to prevent water intrusion.
Well Maintenance: Clearing debris from window wells and repairing damaged covers or ladders.
Frame Repair: Fixing or replacing cracked or warped frames to restore functionality.
Testing: Ensuring the window meets egress requirements and operates smoothly.

Watch for these signs that your egress window needs attention, especially in Bay Village’s older homes:
Water Leaks: Seeping water during rains, indicating poor sealing or drainage.
Cracked Frames: Damage from freeze-thaw cycles, common in Bay Village winters.
Stuck Windows: Difficulty opening, compromising emergency exit functionality.
Clogged Wells: Debris buildup, reducing drainage and increasing flood risk.
Faded or Foggy Glass: Signs of seal failure, reducing energy efficiency.

I can’t begin to explain the high level of service I received last night. To give the back story, we sold our house and needed some work done after the inspection. We needed some water pumped out and a new pump in our crawl space. Matt took my call at 5:30 PM at night and took the time to listen to the entirety of my issue. He made it clear he understood that timing was important as the issue could hold up/kill our deal. He told us he’d be there by 7:30 and he showed up on time and immediately got to work pumping. After pumping the water he went down and determined the pump was dead and we needed a replacement. By 10:00 pm the pump was replaced, I was hooked up to the wifi and could see all the statuses and had a full understanding of how it worked. He was kind enough to check around to see if we had other issues and let us know if we needed anything else done. He even took pictures and a video to share with our buyers to give some piece of mind and could potentially save the deal. I can say for certain I’ve never felt more relieved. I called 6 other places. 5 of which didn’t answer and I got sent to voicemail and 1 other who said I’d receive a call to schedule and never did. It was an incredible experience and would highly recommend and already have recommended him to family for some work they need done. If I ever need anything in the future he will be the first call.
