Egress windows are essential for Willard homes with basement living areas to ensure safety and compliance with Ohio building codes. Here’s why they’re critical:
Safety & Code Compliance: Ohio’s Residential Code (RCO 310.1) requires egress windows in all basement living areas (bedrooms, living rooms, dens, playrooms) to provide safe emergency exits, reducing risks in case of fire or other emergencies.
Natural Light & Ambiance: Egress windows brighten dark basements, making spaces like rec rooms or home offices more inviting and usable.
Property Value: Adding code-compliant egress windows can increase your home’s value by up to 10% in Willard’s housing market by creating safe, functional living spaces.
Preventing Flood Risks: A properly maintained window well drain prevents water buildup, which could otherwise lead to interior flooding during heavy rains.
At Pro Crawlspace Repair, we offer comprehensive egress window solutions compliant with Willard building codes, including installation and repair, customized for your home’s needs.
We install high-quality egress windows to meet safety standards and enhance your basement. Our process includes:
Assessment: Evaluating your basement’s layout and purpose to design a code-compliant egress window system (e.g., casement or sliding with well and ladder).
Excavation: Creating a window well with a reliable drainage system to prevent flooding risks.
Setup: Installing the window with waterproof seals, a durable well cover, and high-quality materials for long-term performance.
Testing: Confirming the system meets RCO 310.1 requirements (minimum 5.7 sq. ft. opening, 24″ height, 20″ width, sill height ≤ 44″).
Upgrades: Offering energy-efficient glass options to improve insulation for Willard’s cold winters.
For non-emergency issues, we provide thorough repairs to maintain your window’s safety and functionality. Common fixes include:
Diagnosis: Inspecting for leaks, cracks, or stuck mechanisms that could compromise emergency access.
Part Replacement: Repairing frames, seals, or ladders with high-quality components.
Drain Maintenance: Clearing debris from window wells to prevent flooding risks.
Testing: Ensuring the window meets code requirements and operates smoothly.
Recommendations: Suggesting upgrades for improved performance and durability.

Water in Basement: Signals a clogged window well drain, increasing flood risk.
Cracked Frames: Damage from wear or improper installation, common in pre-1960 homes.

I can’t begin to explain the high level of service I received last night. To give the back story, we sold our house and needed some work done after the inspection. We needed some water pumped out and a new pump in our crawl space. Matt took my call at 5:30 PM at night and took the time to listen to the entirety of my issue. He made it clear he understood that timing was important as the issue could hold up/kill our deal. He told us he’d be there by 7:30 and he showed up on time and immediately got to work pumping. After pumping the water he went down and determined the pump was dead and we needed a replacement. By 10:00 pm the pump was replaced, I was hooked up to the wifi and could see all the statuses and had a full understanding of how it worked. He was kind enough to check around to see if we had other issues and let us know if we needed anything else done. He even took pictures and a video to share with our buyers to give some piece of mind and could potentially save the deal. I can say for certain I’ve never felt more relieved. I called 6 other places. 5 of which didn’t answer and I got sent to voicemail and 1 other who said I’d receive a call to schedule and never did. It was an incredible experience and would highly recommend and already have recommended him to family for some work they need done. If I ever need anything in the future he will be the first call.
